Investing directly or indirectly
Your own flat or an apartment building means control, but also management, maintenance and concentration risk. Indirect routes – funds, participations, project developments – diversify more widely and take work off your hands, but others decide and costs arise on several levels. Both routes have their place; what matters is the fit with your time, capital and knowledge.
Location, valuation, cycle
Micro-location, demographics, infrastructure and the legal framework determine long-term value more than the current rent. Price multiples, rental yields and financing rates move in cycles – understanding the cycle helps avoid buying at the most expensive point and calculating with over-optimistic assumptions.
Costs, taxes, financing
Transaction costs, ongoing management, reserves and taxes on income and disposal make up a large part of the result and differ considerably by country. Debt leverages opportunities and risks alike. An honest full calculation before buying matters more than any forecast.
Across borders
International real estate can diversify currency, legal and market risks – or multiply them where market knowledge is missing. Forms of ownership, restrictions for foreign buyers, taxation and rental rules differ from country to country. A reliable local network is not a luxury here but a prerequisite.
